A First Home Birthday Gift

Things have a way of coming together when the seasons of life change and this one felt like a great example of that.

I reconnected with N + T shortly after their engagement and we got to work! They’re a testament to how being motivated, organized, and building the right team around you can affect how you move through the home buying process. We confidently stepped into the marketplace right as things were starting to heat up.

The first offer we wrote competed with a few others, and we found out late that night that it wasn’t meant to be, but that’s how it goes sometimes! We spent another weekend touring homes from Spanaway to North Tacoma and this one felt right.

On the market for 11 days, we went under contract, negotiated through inspections, appraisal work, a rent-back to give the seller’s a few days to move out, and some home insurance hurdles to close on time. Any one of those can throw off a closing, and if it weren’t for the excellent communication from the cross agent, lender, insurance broker, and escrow it may not have come together as smoothly as it did.

Here’s the coolest part of this ~ not only are they starting this new chapter of their lives in this new home together, their down payment was fully covered by down payment assistance and they brought NO CASH TO THE CLOSING TABLE and even got a REFUND on some of their earnest money. We were able to negotiate some closing costs covered by the sellers, and apply a leftover portion of their down payment assistance to them as well. As first time homebuyers to close on a house and get a check back is truly so cool!
